We’ve been using this sign post for a few years now + we love it. It looks great and is super easy to install. The metal stake inside needs to be pounded into the yard but once it’s in, it makes the post feel really sturdy. Because it’s made from Vinyl, it is easy to clean + doesn’t get water spots on it from the rain or sprinklers. The best part? It’s only $85.

This white flyer box looks great fitted to your white sign post. It comes with screws that easily go into the vinyl sign post. It’s not completely waterproof so be careful not to install in the path of sprinklers or leave your flyers out in a rainstorm.

Unless you plan on being home for every showing of your home, some sort of lock box option is a must. This lock box is the cheapest + easiest of our recommendations, but does require you to give the potential buyers access to your keys. You can install the lock on your door handle, or any other convenient location near your front door. You are in control of the combination, so if you’re a worry wart, you can change it with each showing.

Consider this the Tesla of lockbox options. This bad boy is a bit pricey, but comes with some awesome options. You are in total control of who opens your door, and when. You can unlock it with a tap of your finger on the app… you know when your door has been unlocked, and locked again, and it creates a unique.

Ring doorbells are super easy to install + are a great tool for giving you peace of mind during your showings. You will know exactly who, and when people are showing up to your place. You can also talk through the doorbell on your app to anyone having difficulty gaining access to your key or using the combo to get in the door. For a small fee, Ring will also store all of your video activity from the front door. Hidden cameras inside your home are creepy + require you to disclose your creepiness to anyone coming to look at your home. Ring doorbell cameras are not creepy because everyone has them + they are super cool. This particular one requires existing doorbell wiring. We also recommend one that works off battery power if you don’t have an existing doorbell.

When staging your house, it's all about making your home feel warm + welcoming to the masses. You might be thinking, “I already have a welcome mat with kitties on it… why would I need a new one?”. Well, as someone who is allergic to cats, I see that door mat + I run. Nothing is more warm + neutral than the word “hello”. The durable coir that scrapes shoes is also a great way to keep your carpet clean when potential buyers are walking through your home.

Every family has its own scent. Don’t believe me? Google it… it’s science and you can’t argue science (or Google). While the smell in your home might make you feel comfortable, it might be strange or offensive to a potential buyer.
